Do side return extensions need planning permission?
Side extensions have tighter permitted development limits than rear ones, so many side returns need a planning application. Rules also change in conservation areas. It is worth checking early.
Will I need a party wall agreement?
Often, yes. Side returns are usually built on or near the boundary, so the Party Wall etc. Act 1996 normally applies. Notices must be served on your neighbour before work starts.
How do you keep a side return bright?
A glazed roof, a long rooflight or a row of rooflights along the old wall line brings light deep into the room. Glass to the garden end helps too.
