Turn off the water at your stopcock straight away. Switch off any electrics near the leak, open your cold taps to drain the pipes and move valuables out of the way. Then give us a call.

Most are under the kitchen sink. Other common spots are a downstairs toilet, under the stairs, in a garage or near the front door. There's also an outside stop tap near the boundary, which belongs to the water company.

It could be a partly closed stopcock, scaled-up pipes or tap aerators, a failing pressure reducing valve, a hidden leak or low mains supply in your street. We can test pressure and flow to find the cause.

Plumbers usually charge either a fixed price for the job or an hourly rate plus parts. Whichever way, ask for a written quote before work starts and ask what happens if extra work is found. We always quote first.

Generally you're responsible for the supply pipe on your side of the property boundary, and the water company for the pipe up to it. Many water companies offer help with supply pipe leaks, so it's worth asking them.

Pipes that only serve your property are usually yours to maintain. Shared sewers and lateral drains are generally the water company's job, so if a neighbour is affected too, contact them first.

Lag pipes in the loft, garage and along outside walls, fit an insulated cover to outside taps and turn off their supply over winter. If you go away, leave the heating on low.
