Smell gas or boiler stopped? Read this first
Safety comes first. If you smell gas, call the free national gas emergency line on 0800 111 999 before anything else. For a boiler that's simply stopped, these checks often help.
07700 900002While you wait
- If you smell gas, turn off the supply at the meter, open doors and windows, and don't use light switches, flames or electrical devices.
- Check the pressure gauge on the boiler. If it's below the level in your manual, often around 1 bar, it may need topping up.
- In freezing weather, a frozen condensate pipe outside can stop a condensing boiler. Pour warm, not boiling, water over it and reset the boiler.

FAQs
Questions people ask us
Can't see yours? Call or WhatsApp Brightwell Heating and we'll happily help.
Do I need a new boiler or a repair?
It depends on the boiler's age, how often it breaks down, whether parts are still available and how efficient it is. A boiler over around 12 to 15 years old with recurring faults is often better replaced. We'll give you an honest view either way.
How long does a boiler installation take?
A like-for-like swap is often done in a day. Changing boiler type or moving the boiler to a new position typically takes two to three days.
What size boiler do I need?
It depends on how many bathrooms and radiators you have, your mains water flow if you're considering a combi, and how well insulated your home is. A proper survey gives a far better answer than guessing.
How often should my boiler be serviced?
Once a year. An annual service keeps the boiler safe and efficient, and most manufacturer warranties require it.
Why does my boiler keep losing pressure?
Common causes are a leak in the system, a faulty pressure relief valve or an expansion vessel that needs recharging. Top it up to the level in your manual, often around 1 to 1.5 bar when cold. If it keeps dropping, get it checked.
What is a power flush and do I need one?
A power flush pumps cleaning chemicals through the system at high flow to remove sludge. Cold spots at the bottom of radiators, a noisy boiler or slow heat-up are common signs you might need one.
What must a landlord do about gas safety?
Landlords must have gas appliances and flues checked every 12 months by a Gas Safe registered engineer and give tenants a copy of the gas safety record.
How do I check an engineer can work on gas?
Anyone working on gas in the UK must be on the Gas Safe Register. Ask to see their ID card, which shows the types of gas work they're qualified to do, and check their number on the Gas Safe Register website.
